A flat, empty or about to be. We furnish it, find the housemates and look after it.

How it works

  1. 1

    Tell us about the property

Address, size and situation, with the form below.

  2. 2

    Visit and rental offer

We see the property and tell you what we can offer, free and without obligation.

  3. 3

    Main lease

One contract between you and Riva Living, with subletting allowed in writing.

  4. 4

    Keys

We furnish, find the residents and run the home from handover.

The contract, in plain words

Riva Living signs a main lease (Generalmietvertrag) with you. Swiss law lets a tenant sublet with the landlord's consent (art. 262 of the Code of Obligations); the lease gives that consent in writing. Each resident then signs a room contract with Riva Living, not with you.

Questions owners ask

Who pays me the rent?

Riva Living, as your only tenant, under the main lease. You never collect rent from individual residents.

Do I need the residents' permission for anything?

No. Your contract is with Riva Living. The residents have their own contracts with us.

Is subletting legal?

Yes, with the landlord's consent (art. 262 CO). The main lease states that consent explicitly.

Who furnishes the flat?

We do. The furniture belongs to Riva Living unless we agree otherwise.

What happens when something breaks?

Residents report it to us and we organise the repair. You hear about it in the inspection report, or straight away if it concerns the building.

Can I see the property during the lease?

Yes. We share an inspection report with photos, and you can visit by arrangement, announced to the residents in good time.

My building is waiting for renovation or sale. Does that work?

Tell us the dates. We look at each case and say whether a fixed-term arrangement makes sense.

What does the rental offer cost?

Nothing, and it does not commit you to anything.
